The heat is on and summer is here. Which means it’s time to hit the beach, take a dip in the pool and oh, yes, pack the family and go hunt for your new home.

- There are always more properties to choose from in the summer. From past statistics, we have recorded that inventory levels tend to boost up from spring to summer as this is the prime time for people to move.
As a buyer, more inventory means there is plenty more negotiation room with several options to choose from. - Prices are not as high in the summer compared to spring due to the increase in inventory. 2017 statistics show for Santa Clara County that inventory fell precipitously in early March and is just now rebounding. Since sellers are trying to make the move as soon as they list their home hoping for a short time frame of selling their property, you may find a very motivated and negotiable seller.
- Summer is a time when people take time off and the kids are out of school, enabling families to have a lot more time flexibility when house hunting. Which proves that summer is a much more active time of the year for many, which may make a dual move easier with buying and selling simultaneously.
- With the beautiful warm sunny days, you have more of a chance to study the neighborhood. Do you want to get to know your neighbors before moving in? You will be able to get
many chances to interact with the residents in the area you want to move and see what kind of engaging activities they have for the kids or the families all together. Who knows, you might learn that they might have monthly barbeques, block parties, family games, or neighborhood parades for days like the Fourth of July.
